Bathroom Remodeling on Longboat Key, FL

A Longboat Key bathroom remodel is as much about process as design. We handle association paperwork, building rules and island logistics, and choose materials that stand up to salt air and humidity.

Most of the work in bathroom remodeling on Longboat Key happens before anyone picks up a hammer. Many of the island's condo buildings went up decades ago, and their bathrooms come with board approvals, seasonal work rules, aging shared plumbing and neighbors on the other side of every wall. The island also straddles two counties, Manatee and Sarasota, yet one town governs all of it, so the paperwork is simpler than the map suggests. We plan all of this from the first conversation, so the remodel itself runs smoothly.

What makes a Longboat Key bathroom different

  • Older mid-rise buildings. Many Gulf-side buildings have original or once-updated bathrooms, with plumbing inside the walls that may be decades old and floors that need leveling before large tile.
  • Seasonal work restrictions. Some associations limit or pause noisy renovation work during the winter season when most owners are in residence, which makes late spring through fall the practical window for many projects.
  • One town, two counties. Permits go through the Town of Longboat Key no matter which county your unit is in, so the board's rules usually matter more to the schedule than the county line.
  • Owners who aren't here. Many units sit closed for months at a time, so selections and approvals need to be settled before demolition.

The condo bathroom remodel, step by step

Step 1: Read the rules and plan the scope

Before designing anything, gather your association's renovation guidelines. They often cover allowed working hours, seasonal blackout dates, whether plumbing can be relocated, flooring sound-control requirements, elevator reservations and debris removal. Our guide to remodeling a condo bathroom explains these rules in more depth.

Step 2: Design within the building's limits

Condo plumbing ties into shared stacks, which favors layouts that keep the toilet, sink and shower drain close to their current positions. Common projects include a same-footprint shower remodel in place of a tub-shower combination, a new bathroom vanity with a quartz top and drawers, porcelain bathroom flooring over approved underlayment and frameless shower doors with hardware suited to the coast.

Step 3: Submit to the board

Here's the package most Longboat Key associations ask for, and who supplies each piece:

ItemWhat it isWho provides it
Scope letterA written description of the work and the rooms involvedUs
Certificate of insuranceOur coverage, usually naming the association as certificate holderUs
Permit copyThe Town permit, when the scope requires oneUs
Product data sheetsSpecs for the underlayment and sometimes the waterproofingUs
Elevator reservationBooked times for materials in and debris out, with padsYou or your manager, with our dates
Debris planHow and when demolition waste leaves the buildingUs
Work-hour acknowledgementA signed copy of the building's renovation rulesYou and us

Step 4: Finalize selections before demolition

On the island, a missing part can stall a project longer than on the mainland, especially when elevator time and work hours are limited. We confirm tile, vanity, fixtures and glass before demolition so the bathroom isn't left open while you wait on a delivery.

Step 5: Build carefully in a shared building

We protect hallways and elevators, keep noisy work within allowed hours, coordinate water shutoffs with building maintenance and remove debris as the building requires. In a condo, a leaking shower can reach the unit below, so the wet area is rebuilt on cement board with a continuous membrane and a properly sloped pan; our shower pan and waterproofing page details each layer.

Tip: If you leave your unit closed for months at a time, ask about a humidity-sensing exhaust fan. It runs when moisture rises, which helps keep the bathroom fresh while you're away.

Island homes, villas and flood zones

Single-family homes and villas in Bay Isles or the north end have more layout freedom than condos, but flood rules deserve attention, and water-tolerant materials like tile on cement board make recovery easier if water ever gets in. Frequently Asked Questions

Can I convert my condo's tub to a walk-in shower?
Usually, yes, but the details depend on your building. In many condos the tub drain connects to shared plumbing, and the structure below limits how much the floor can be recessed. A same-footprint shower with a low curb is often the most practical option. Your association may also require approval for plumbing changes, so we confirm what's allowed before finalizing a design.
Why does my condo require special underlayment under bathroom tile?
Hard flooring can transmit footsteps and impact noise to the unit below, so many associations set minimum sound-control requirements for new tile or plank flooring. The approved product goes beneath the tile and must be compatible with the tile installation. We'll confirm your building's requirements and include them in the plan.
My building is from the 1970s. Does that change anything?
It can. Older mid-rise buildings may have cast iron or galvanized lines inside the walls, shutoff valves that no longer close fully and bathroom floors that aren't perfectly flat. We look at what's accessible during the consultation and coordinate with building maintenance, since replacing a section of shared pipe is usually the association's call, not yours.
Can the remodel be managed while I'm not on the island?
Yes. Many owners are seasonal, so we coordinate access with your building manager, send progress updates and agree on how selections and any change decisions will be approved remotely. Finalizing tile, vanity and fixture choices before demolition helps the project keep moving while you're away.
