Lakewood Ranch homes are newer, but plenty of them were finished with builder-grade materials. We help owners replace those basics with floors, cabinets and finishes that fit how they actually live.

Lakewood Ranch is a large master-planned community, and that shapes home projects there. The houses are generally younger than those in older parts of Manatee County, the neighborhoods are governed by associations, and a lot of homes were delivered with finishes chosen to hit a price point rather than to last. For home improvement in Lakewood Ranch, the job is usually less about fixing what's broken and more about upgrading what was never quite right.
What makes Lakewood Ranch projects different
A few things we keep in mind every time we pull into a Lakewood Ranch neighborhood:
- Associations have rules. Expect guidelines on working hours, parking, dumpster placement and gate access. We plan around them from day one.
- Two counties. The community crosses the line between Manatee County and Sarasota County, so the building department depends on your address.
- Builder-grade starting points. Cultured marble vanity tops, fiberglass shower pans, carpeted bedrooms and basic lighting are common, and they're good candidates for replacement.
- Sound structure. Because most homes are newer, we usually find straight walls, modern plumbing and fewer hidden surprises, so more of your budget goes to visible improvements.
Lakewood Ranch villages and neighborhoods we serve
Lakewood Ranch is organized into villages, each built in its own era:
- Summerfield, Riverwalk and Greenbrook — among the earlier villages, in Manatee County, where many homes now have original kitchens, carpet and owner's baths that are due for an update.
- Country Club — golf-course homes in Manatee County, often larger, with more bathrooms and bigger kitchens to refresh.
- Waterside — one of the newer neighborhoods, on the Sarasota County side, where owners usually want to personalize finishes rather than repair anything.
Wherever you are in the Ranch, we're a short drive from our Bradenton base. If you're just north across the river in Parrish, or west toward Bradenton, Ellenton or Sarasota, those communities have their own pages.
Bathrooms in builder-grade homes
The owner's suite is where builder-grade shows most: big soaking tubs that rarely get used, small framed showers and a single light over the mirror. Our Lakewood Ranch bathroom remodeling page covers how those rooms differ by village age and how we work within association rules.
Other projects that fit Lakewood Ranch homes
| Starting point | Common upgrade |
|---|---|
| Carpet in bedrooms and living areas | Vinyl plank flooring or tile throughout |
| Builder-grade kitchen and bath cabinets | New kitchen and bathroom cabinets |
| Laminate or entry-level stone counters | Quartz and granite countertops |
| Plain drywall great rooms | Shiplap and wood paneling accent walls |
| Flat white walls | Interior painting with a cohesive palette |
Tile care and water treatment
Even in newer homes, light-colored grout in kitchens, entries and showers can darken quickly. Before you replace tile that's still in good shape, consider our tile and grout cleaning in Lakewood Ranch, which includes regrouting when lines are cracked or stained beyond cleaning. And if spotting on shower glass and faucets is a constant chore, look at our water purification systems in Lakewood Ranch for filtration and hard-water treatment.

What Clients Say
“Shawn and his team did a great job of analyzing what the job needed, made some great suggestion and then measured and mapped out the materials. They were there on time and finished even ahead of schedule. They were very affordable and came back to make minor adjustments at no extra charge. Definitely a company that cares about making the customer happy. Will use them again!”

“I have only taken the time to write a review when it was really important to me. I found Shawn and his team through a referral from someone I just met, so I was taking my chances. As to his company. From the first meeting till all the work was complete, Shawn and his team were very professional, extremely consciences, and thorough.”
