Working on a barrier island means planning around bridges, condo boards, rental calendars and salt air. We handle Siesta Key projects with all of that in mind.

Siesta Key is known for its powder-soft quartz sand, the shops and restaurants of Siesta Village and a line of low-rise condos and beach homes along the Gulf. Behind the postcard view are properties that work hard: vacation rentals that turn over week after week, condos that sit empty for months and homes exposed to salt spray, and storms in 2022 and 2024 left many properties needing repairs. Remodeling on Siesta Key, FL means planning for all three kinds of owners.
Where we work on Siesta Key
- Siesta Village and the north end — closest to the north bridge on Siesta Drive, with cottages, older homes and small condo buildings.
- The Crescent Beach area — mid-key condos and rentals, reached most easily from the south bridge at Stickney Point Road.
- Point of Rocks — condos and homes just south of Crescent Beach, also off the Stickney Point bridge.
- Turtle Beach and the south end — quieter streets, canal homes and beach houses toward the southern tip.
Back on the mainland, Sarasota and Osprey have their own pages, as does Longboat Key to the north.
Island logistics we plan for
- Bridges and traffic. The north and south bridges are the only ways on and off the island, and seasonal traffic can be heavy, so we plan deliveries and work hours to avoid the worst of it.
- Parking. Many condo buildings and beach streets have little room for work vehicles; we confirm where our crew can park and unload.
- Building rules. Associations often set work hours, require insurance certificates and reserve elevator time for contractors.
- Rental calendars. For investment properties, the schedule is built around booking gaps.
- Salt air. Materials, fasteners and finishes are chosen to cope with constant exposure.
Bathrooms for owners and guests
Whether it's your own condo or a rental that guests review online, a tired bathroom stands out. Our Siesta Key bathroom remodeling page explains how we build rental bathrooms that survive heavy turnover.
Other services on the key
- Flooring. Carpet and dated tile replaced with porcelain or waterproof vinyl plank through our flooring installation service.
- Tile and grout care. Sand, sunscreen and humidity are hard on grout. Our tile and grout cleaning and regrouting service is a quick way to freshen a rental between seasons.
- Kitchens. New quartz and granite countertops, cabinets, backsplashes and full kitchen remodeling.
- Painting. Interior and exterior painting, with coatings suited to coastal exposure outside.
- Water treatment. Filtration and hard-water treatment to keep fixtures and glass from scaling.
- Trim and paneling. Baseboards, crown and trim moulding and shiplap for a finished coastal look.
Absentee owners welcome
Plenty of Siesta Key owners live elsewhere for part or all of the year. We can work with you, a property manager or a building manager for access, and send photos as each phase is completed. Finishes are chosen with you up front, so the work can move forward while you're away.
