Manatee County is our home turf, from older block houses along the Manatee River to brand-new builds east of I-75. Here's how the county's housing shapes a bathroom remodel, plus a link to every community we serve.

Our shop is in Bradenton, so Manatee County is where Today's Home Services started, and we know its housing from the inside, because opening walls and floors is our daily work. If you're planning bathroom remodeling in Manatee County, FL, here's what to expect from the homes, the climate and the local rules, along with links to every community we serve.
A County of Two Halves
Manatee County's housing tells two very different stories, and the bathroom projects follow.
The established west: Bradenton, Palmetto and the river towns
West of I-75 and along the Manatee River, Bradenton and Palmetto have older neighborhoods of concrete block homes, many built in the middle of the last century. Their bathrooms often still have original tile, small tubs, minimal ventilation and plumbing that has seen decades of hard water. Remodels here are frequently full guts: removing old tile and mortar beds, updating drain and supply lines where needed, adding a properly ducted exhaust fan and rebuilding the shower with a modern waterproofing system.
Ellenton, on the north side of the river near I-75, mixes older homes, manufactured-home communities and newer developments, so projects range from compact hall-bath updates to larger primary suites.
The growing east: Lakewood Ranch and Parrish
East of the interstate, the picture changes. Lakewood Ranch is a large master-planned community, and Parrish has seen a wave of newer subdivision construction. These homes are structurally sound but often finished with builder-grade materials. Owners typically want to personalize them with tiled walk-in showers, quartz vanity tops, better lighting and more storage. HOA architectural rules and community access requirements are part of the planning. Lakewood Ranch also extends south into Sarasota County, so the building department depends on which side of the county line your home is on.
The island: Longboat Key
Longboat Key, a barrier island split between Manatee and Sarasota counties, is largely condominiums and resort-style homes. Condo bathroom work means association approval, insurance certificates, elevator reservations and restricted work hours. It also means paying special attention to waterproofing, because a leak can affect the unit below.
Climate and Construction Realities
A few conditions apply nearly everywhere in the county:
- Slab foundations. Most homes sit on concrete slabs, so moving a toilet or shower drain means cutting and trenching the slab. It's very doable but should be planned, not improvised.
- Humidity. Bathrooms need real ventilation, an exhaust fan sized to the room and vented outdoors, or mold returns no matter how nice the new tile is.
- Hard water. Mineral scale shortens the life of valves and faucets and spots glass. We discuss finishes and, where it makes sense, whole-house water treatment.
- Flood zones. Low-lying neighborhoods near the bay, the river and the islands may be in designated flood zones, which can affect permitting and material choices.
A Manatee County Planning Checklist
Before you settle on a design, run through these. The permit box on this page covers which office handles your address.
- Confirm whether your address is inside city limits or in unincorporated Manatee County, since a "Bradenton" mailing address doesn't settle it.
- Look up your flood zone if you're near the bay, the river or the islands.
- Ask your HOA or condo board what it needs from a contractor before work starts.
- Decide whether the toilet or shower drain needs to move, since that means slab work.
- Note how hard your water is, so fixture finishes and glass care are part of the plan.
