Charlotte County's homes carry the marks of mid-century planned development and two major hurricanes. We help homeowners here turn tired or storm-repaired bathrooms into rooms built to last.

At the southern end of our territory, Charlotte County wraps around Charlotte Harbor, where the Peace and Myakka rivers empty into the bay before it opens to the Gulf. Its neighborhoods were shaped by two big forces: large-scale planned development in the middle of the last century and the rebuilding that followed Hurricane Charley in 2004 and Hurricane Ian in 2022. Both leave clear fingerprints on bathrooms across the county. If you're considering bathroom remodeling in Charlotte County, FL, this overview explains what to expect and links to each community we serve.
How Charlotte County's Homes Came to Be
Planned communities on a grid of canals
Port Charlotte was largely platted by General Development Corporation, and much of it is filled with single-story concrete block homes built from the 1960s through the 1980s, many along a network of canals. Those houses are solid, but their original bathrooms were modest: one small tub-shower combination, a basic vanity, little or no exhaust ventilation and plumbing that has spent decades handling hard water.
Rotonda West, with its distinctive circular layout of streets and canals, is another planned community with a mix of older homes and newer construction. Englewood, which straddles the Sarasota and Charlotte county line, adds older coastal homes and manufactured-home communities to the mix.
Punta Gorda, rebuilt and reinvented
Punta Gorda took a direct hit from Hurricane Charley in 2004 and significant damage from Hurricane Ian in 2022. Much of the city has been repaired, renovated or rebuilt since, so its housing ranges from older waterfront homes in canal neighborhoods to newer construction built to more recent codes.
The Post-Storm Bathroom
Storm recovery creates a specific kind of bathroom project. After a major hurricane, homeowners often need repairs done quickly to make a house livable. That can mean a bathroom put back together with whatever materials were available, waterproofing done in a hurry, or a room that was dried out but never truly finished.
When we work on these bathrooms, we:
- Inspect what was installed behind the tile, as far as practical, and look for signs of moisture that lingered after flooding or roof leaks
- Rebuild the shower with a proper waterproofing system and a correctly sloped pan where needed
- Add or upgrade ventilation so the room dries out after every shower
- Replace temporary or mismatched fixtures and finishes with ones you choose
Our guide to water damage behind shower walls explains the warning signs to watch for.
What Your Charlotte County Bathroom Is Likely Hiding
The year your bathroom was last rebuilt says a lot about what's behind the tile. Use this as a rough guide, not a diagnosis:
| Your bathroom's era | What often turns up | Typical project |
|---|---|---|
| Original 1960s–80s build | Small tub, mortar-bed tile, little or no exhaust fan, aging drain lines | Full remodel or tub-to-shower conversion |
| Rebuilt after Charley (2004–2008) | Builder-grade fixtures now close to 20 years old, waterproofing of mixed quality | Shower rebuild, new vanity and lighting |
| Repaired after Ian (2022 on) | Quick patches, mismatched materials, rooms dried out but never finished | Finish work, proper waterproofing and ventilation |
Before You Plan
Much of Charlotte County is low-lying and close to the harbor or canals. The permit box on this page covers who handles your address; this short checklist covers the rest:
- Confirm your flood zone. It can affect material choices on lower floors and how a larger project is reviewed.
- Confirm city or county. Punta Gorda addresses aren't always inside city limits.
- Check HOA or deed restrictions. Some neighborhoods want to know about dumpsters, work hours or exterior changes.
- Plan for the constants. High humidity, salt air near the water, slab foundations that make drain relocation a planned slab-cutting job, and hard water that's tough on fixtures and glass.
