Remodeling on Longboat Key means working with condo associations, salt air, flood rules and an island commute. We plan bathroom, kitchen and flooring projects around all of it, so your unit or home is updated without friction.

Longboat Key is a barrier island between the Gulf and Sarasota Bay, with the northern part in Manatee County and the southern part in Sarasota County. Much of the housing is condominiums, alongside single-family homes and villas. That mix, plus the island setting, makes condo and home remodeling on Longboat Key a different job from remodeling a house on the mainland: the craftsmanship is the same, but the planning around associations, salt air and the drive onto the island is not.
Where we work on the key
- The north end and Longbeach Village — older cottages and smaller homes near Longboat Pass, plus low-rise condos.
- Bay Isles — single-family homes and villas on the bay side, where owners often update kitchens, baths and floors together.
- The Gulf of Mexico Drive condo corridor — mid-rise and high-rise buildings along the Gulf side, where association rules shape every project.
From our Bradenton base we reach the north end over Cortez Road and Anna Maria Island, and the south end from Sarasota by way of St. Armands. Back on the mainland, Bradenton has its own page.
Island projects work differently
Here's what we plan for on nearly every Longboat Key project:
- Association approval. Most condo buildings need a submission before interior work, a certificate of insurance and sometimes a refundable deposit or signed rules agreement.
- Restricted work hours. Buildings commonly limit noisy work to set weekday hours, and some restrict work during peak season.
- Elevators and loading. Materials and debris often move through a service elevator with protective pads at scheduled times.
- Parking. Contractor parking can be limited, so we plan deliveries and crew vehicles in advance.
- Shared plumbing. In multi-story buildings, a shutoff may affect neighbors, so plumbing work is coordinated with building maintenance.
- Sound control. Many associations require approved underlayment beneath hard flooring to limit noise for the unit below.
What owners update on the island
Bathrooms. Condo bathrooms are often compact and original to the building's last major update, with tub-shower combinations, dated vanities and weak ventilation. How we take one from board approval to finished room is on our Longboat Key bathroom remodeling page.
Kitchens. Galley and small L-shaped condo kitchens benefit from new cabinets, counters and lighting. See our kitchen remodeling service, along with quartz and granite countertops.
Floors. Replacing carpet or dated tile with porcelain tile installation or new flooring ties a unit together, as long as the underlayment rules are followed.
Paint and finishes. Fresh interior painting and updated trim brighten a unit before the season or a sale.
Materials that suit a barrier island
Salt air and humidity are tough on metal finishes, hinges and anything that holds moisture. We lean toward porcelain tile, cement board and waterproof membranes in wet areas, well-sealed stone or quartz tops, cabinetry built to handle humidity, fixtures with durable finishes and exhaust fans that actually move air outside. In ground-level units and homes in flood zones, water-tolerant materials matter even more.
A mainland crew that knows the island
We're based in Bradenton and work on both the Manatee and Sarasota County sides of the island. You'll get upfront pricing and a clean jobsite, which matters in shared hallways. Full-time resident or seasonal owner, we'd be glad to review your plans and provide a free estimate.
