Many Osprey homes sit inside gated or deed-restricted communities, which adds a layer of rules to any project. We plan remodels that satisfy your association and your own wish list.

Osprey is a quiet stretch of Sarasota County between the city of Sarasota and Nokomis, bordered by Little Sarasota Bay on one side and natural areas like Oscar Scherer State Park on the other. Historic Spanish Point gives the community a link to the area's deep past, but most homes here are far more recent: golf and gated communities, deed-restricted neighborhoods and bayfront properties built largely from the 1980s onward. Much of our home remodeling in Osprey, FL happens inside communities with their own rules, so we plan for those first.
Osprey communities we work in
We work in gated and golf communities such as The Oaks, Rivendell and Southbay, in the bayfront neighborhoods along Little Sarasota Bay, and out along Blackburn Point Road toward the north end of Casey Key. To the south, Nokomis has its own page; to the north are Sarasota and Siesta Key.
A pre-project checklist for HOA communities
Before we schedule work in an Osprey community, we walk through a short list with you:
- Does the association require notice or approval? Exterior changes almost always do. Interior work sometimes does.
- What does the gate need? Many communities register contractors in advance or issue passes.
- Where can we park and stage materials? Some neighborhoods restrict trailers or dumpsters on the street.
- What are the allowed work hours? Weekday daytime work is common, which fits our Monday–Friday schedule.
- Is an insurance certificate required? We can supply proof of insurance when asked.
Sorting these out up front keeps the project from stalling at the gate on day one.
Master baths from the golf-community era
Homes built in the 1990s and 2000s often have large master bathrooms with a garden tub, a small separate shower and a long cultured-marble vanity. Our Osprey bathroom remodeling page shows the before and after of reworking those rooms.
Other ways we help Osprey homeowners
- Kitchens. From replacing cabinet doors and counters to full kitchen remodeling with new layouts and islands.
- Trim and millwork. Crown moulding, taller baseboards, wainscoting and door casings through our trim and moulding installation service add architectural detail many production homes lack.
- Painting. Interior and exterior painting, including working within community-approved color palettes.
- Flooring. Wood-look vinyl plank flooring, real wood and large-format tile to replace aging carpet or older tile.
- Countertops and cabinets. Quartz and granite surfaces and new kitchen and bathroom cabinetry.
- Water treatment. Whole-house filtration and hard-water treatment.
- Tile and grout cleaning. Restoring floors and showers when the tile itself is still in good shape.
For homeowners who winter here
Many Osprey homes are second homes. If you leave for the summer, we can plan a project around your departure, coordinate access with your community and keep you updated with photos. You come back to a finished space rather than a work zone.
