A Siesta Key bathroom may serve a different family every week or sit closed up all summer. We design and build island bathrooms to handle sand, salt, humidity and heavy use.

On Siesta Key, a bathroom rarely has an easy life. Rental guests track in sugar-fine sand, sunscreen ends up on every surface and showers run several times a day in peak season. Then, for an owner who's away, the same room may sit closed for months in the summer heat. Bathroom remodeling on Siesta Key has to account for both extremes, and the right plan depends on how you use the property. Rentals get the most attention here, because they ask the most of a bathroom.
If you rent your property
For vacation rental owners, a bathroom is part of the product. Guests notice dated tile, stained grout and weak water pressure, and they mention them in reviews. A remodel has two goals: look fresh in listing photos and stand up to heavy use with little maintenance.
Guest-proof materials and fixtures
- Porcelain tile throughout, in sizes and textures that resist slipping when wet and sandy
- A grout formula with better stain resistance than basic cement grout
- A quartz vanity top, which doesn't need sealing
- A fixed glass panel rather than a sliding door whose tracks collect sand
- A handheld shower head for rinsing off after the beach
- Common, readily available fixtures, so a broken cartridge or handle can be replaced between guests instead of waiting on a special order
- A humidity-sensing exhaust fan, so the room clears whether or not guests remember the switch
Designing for someone who's never seen the room
Clear, intuitive shower controls, a hook or bar within reach of the shower, a niche for toiletries and bright, even light at the mirror cut down on complaints and service calls. A single-handle valve with an obvious hot side, a towel hook by the door for wet swimsuits and an outlet away from the sink are cheap to add during a remodel and hard to add afterward.
A turnover checklist your cleaners will thank you for
Small design choices decide how long each turnover takes:
- Fewer grout joints on the shower floor and walls, so sand rinses away instead of settling in.
- A wall-hung or legged vanity, so the floor underneath can be mopped in one pass.
- A toilet with a skirted base and no exposed trapway curves to scrub.
- Matte or brushed fixtures that hide water spots between cleanings.
- A spare set of grout, caulk and a few tiles labeled and left in the owner's closet for quick repairs.
Scheduling around bookings
A focused update, such as new flooring, a vanity and fixtures, can sometimes fit into a short gap. A full shower remodeling project with new waterproofing takes longer, so we'll help you choose dates realistically rather than squeezing it in. Our guide to how long a bathroom remodel takes explains what drives the schedule.
If you own a condo you live in part of the year
Many Siesta Key condos still have small original bathrooms with tub-shower combinations, and association rules, shared plumbing and the unit below shape what's possible. Our guide to remodeling a condo bathroom covers approvals and limits, and bathroom flooring over approved underlayment and a properly built shower pan and waterproofing system protect you and your neighbors.
Tip: Before a long absence, run each shower and sink and flush toilets, then leave the bathroom door open and the AC on at a moderate setting. It helps keep drains sealed and humidity in check.
If you own a beach house
Single-family homes on the key range from older cottages to newer, elevated homes built to current flood-zone standards. Some were damaged in the storms of 2022 and 2024, including Hurricane Milton, which made landfall near Siesta Key, so a bathroom remodel is often part of larger repairs. Here, we focus on materials that tolerate salt air and occasional water, ventilation that vents outdoors and fixtures with durable finishes. If you're rebuilding after storm damage, a restoration company handles drying and remediation first, and we take over for the finished rebuild.
Common to every island bathroom
| Island challenge | How we address it |
|---|---|
| Constant humidity | Exhaust fan sized to the room, ducted outdoors, often with a humidity sensor |
| Salt air | Fixtures and accessories with corrosion-resistant finishes |
| Sand | Fewer grout joints, no sliding-door tracks, easy-clean surfaces |
| Access and parking | Deliveries and work hours planned around the bridges and building rules |
| Long vacancies | Forgiving materials and ventilation that cope with closed-up rooms |
