A 1958 ranch bath, a 1990s master suite and a twelfth-floor condo bathroom all need different plans. We remodel Sarasota bathrooms with the house, the building and the climate in mind.

Sarasota's bathrooms were built across more than seventy years of changing tastes and building practices, and you can often guess a home's decade from its bathroom tile alone. That's why bathroom remodeling in Sarasota, FL isn't a one-size-fits-all job. The mid-century ranch bath gets the most attention here, because it's the most distinctly Sarasota, but we also cover the suburban owner's suite and the bayfront condo.
1. The mid-century ranch bath
Neighborhoods built in the 1950s and 1960s, such as Indian Beach / Sapphire Shores and parts of Gulf Gate, are full of single-story concrete block homes on slabs, many with a hall bath and a small second bath off the primary bedroom. These rooms tend to share a few traits:
- Compact footprints, often close to the classic five-by-eight hall bath, with a built-in tub along the back wall
- Original wall tile that may be set in a thick mortar bed, which is solid but heavy to remove
- Galvanized or cast-iron drain lines that may be nearing the end of their life
- Little or no mechanical ventilation, just a small window
The usual project is turning that cramped tub into a walk-in shower. A tub-to-shower conversion gives you a wider, safer entry without changing the room's footprint, and because the drain already sits at that end of the room, we can usually reuse its general location instead of trenching across the slab. When the walls are open, we look closely at the old drain and supply lines, since replacing them while everything is exposed costs far less than coming back later.
Keeping the mid-century character
Not everyone wants to erase the era. Some owners keep a colored tile wainscot or the original terrazzo outside the door and update the shower, vanity and lighting around it. Others go for a clean modern room that suits the home's low, simple lines. Our modern bathroom ideas work well in these houses.
2. The 1980s–2000s suburban owner's suite
East of the older neighborhoods, in subdivisions built from the 1980s onward, the primary bathroom tends to be larger, with a corner tub, a separate fiberglass shower stall and a laminate-topped double vanity. The main decisions are whether to expand the shower into the tub space as a walk-in shower and whether moving any drain is worth trenching the slab; we lay out the options side by side before you commit. A new cabinet and quartz top from our bathroom vanity service and better lighting usually round it out.
3. The bayfront and downtown condo bath
Condo towers downtown and on Golden Gate Point bring a different set of constraints: board approval, insurance certificates, set work hours, reserved elevator time and shared plumbing stacks that keep drains where they are. Our guide to remodeling a condo bathroom covers approvals and preparation. Because a leak in a tower reaches the unit below, a properly built shower pan and waterproofing system is the part of the job you'll never see and the part that matters most.
The Sarasota climate is part of the plan
Humidity stays high for much of the year, so a fan sized to the room and ducted outside matters; our article on why Florida bathrooms get mold explains what goes wrong when it isn't. We also use cement board and a waterproofing membrane rather than drywall in wet areas, and suggest grout and finishes that tolerate the mineral-heavy water many Sarasota homes deal with.
What changes the price of a Sarasota bathroom remodel
- Mortar-bed tear-out — older tile set in thick mortar takes more labor and hauling to remove.
- Drain and supply lines — replacing aging galvanized or cast-iron pipe while walls are open adds to the scope.
- Slab trenching — any drain that moves means cutting concrete.
- Condo logistics — elevator scheduling, restricted hours and protection of common areas.
- Glass — frameless panels and custom sizes cost more than a framed door.
Our guide to how much a bathroom remodel costs explains each factor.
Renovation or full remodel?
Not every bathroom needs to come down to the studs. A renovation updates select pieces such as fixtures, storage, a vanity or the lighting, while a remodel rebuilds the room's layout, finishes and systems. You can also split the work into stages, starting with the shower and coming back for the vanity and floor later. Our guide on bathroom renovation versus remodel walks through the difference.
